Working closely with the architects and mechanical engineers at SmithGroupJJR simulation studies on the building were completed at every stage of design. In order for the building to reach net zero energy in operation it was important to understand how each aspect of the building design impacted each other. The simulation softwares used needed to be able to model VRVs, DOAS, natural ventilation and daylight effects as well as envelop changes. The simulation results were used to help the designers make informed decisions from schematic design onwards. This building is going through the living building challenge and was awarded LEED Platinum with106% energy savings over ASHRAE 90.1 2007

This building had two large courtyards in order to provide natural light and views to all of the offices within the building. All the lights in those offices had daylight sensors. The client wanted to understand how much energy this would save as well as being able to include these energy savings in the LEED EAp2 / EAc1 calculations. Using 500 Lux on the work surfaces and looking at continuous dimming control on the lights it was found that these daylight controls saved 30% of the electricity for lighting and 10% of the total building energy, which included the savings on the HVAC. Rather than the standard 10% reduction in lighting assigned by Appendix G, we showed the GBCI our study and were allowed to account for all the savings from this design.
